With the New Year now upon us, you might be thinking of upgrading or downsizing or moving to a more convenient or desired neighbourhood.

If you are looking to put your home on the market at this time of year though, what does this mean for you?

Good presentation makes your home stand out from the competition; it attracts more buyers and therefore increases your chances of getting a higher offer.Presentation is more than just having your home vacuumed and bathroom cleaned for the open home though.

The first point of presentation is the exterior of your home. Curb appeal is one of the first areas to address.  Potential purchasers will do a drive-by of the home before approaching for an inspection. An un-mowed lawn, peeling paint and struggling plants do turn people away. So before listing, tidy the lawn, fertilise, add some vibrancy with new flowers, freshen up any paintwork and guttering that needs to be fixed.

Once inside the home, the next step is to declutter. Have a garage sale and get rid of all that unnecessary stuff we all accumulate over time. Ask yourself, do you really want to take this with you when you move? You will be surprised how much you can get rid of.

A storage shed is another option for storing those excess belongings that you don’t want to get rid of, but need to put away for display purposes. Just moving the TV and cabinet or the exercise bike out of the bedroom can make a room feel larger, calmer and therefore more enticing to a prospective buyer.

The next tip is to depersonalise. Why? Because once you decide to sell, you want prospective purchasers to walk in and imagine themselves living in the home. If your home is filled with family photos and memorabilia it can stifle that ability to make the home theirs.
If you are unsure about how to present your home there are stylists and professional de-clutterers who can come into your home and advise on the what to store and how to display what you have in the best possible way.

Another simple but effective way to increase buyer interest is with colour. We have finished with the cold and dry winter and are looking to be out and about in the sunshine and fresh breezes. Bring this atmosphere into your home by replacing bath mats, linens, throws and pillows with complementary colours that reflect summer theme. Bright and cheerful colours are uplifting and can be quite powerful in influencing buyer mood.

So if you are looking at changing your lifestyle, moving out of town
or closer to work or school and are thinking about putting your home on the market, why not give the team at John Gribbin Realty a call. We can discuss the best way to present your home combined with a well-executed marketing campaign to achieve the best possible outcome for you.
